Home Buyers And Sellers Come From All Different Generations: Agents Need To Master The Art Of Generational Housing

While the exact dates for categorizing each generation are often in debate, Stefan Swanepoel, author of the 2007 Swanepoel Trends Report, says there is no debate about their existence and the fact that each has very different characteristics, resulting from the events that shaped them.

According to Swanepoel as the Boomers make way for Generations X and Y, the world is gradually dealing with the change – real estate is no exception. Each new generation reacts and seeks to change what the previous generations have done, leaving their own footprint on society and business. Although there is no agreement on the exact dates, the following is the generally accepted rule of thumb.

G.I. Generation (1901 – 1924)
Silent Generation (1925 – 1945)
Baby Boomers (1946 – 1964)
Gen X or Baby Busters (1965 – 1976)
Gen Y/Millenials/Echo Boomers (1977 – 1994)

The first Echo Boomers (Generation Y) are turning 30 next year, which puts the majority of them in their twenties today. They are a determined, daring and smart group that grew up in a period in which the Internet already existed. As a result, they are very comfortable with every aspect of the medium. They have surfed, watched, recorded, listened and downloaded just about everything they can and are now beginning to effect significant change in the real estate industry.

Even as homeowners Echo Boomers approach matters very differently. They are more likely to buy a home at a younger age than previous generations. They are also not like their Boomer parents that waited for marriage or even a long-term relationship before becoming homeowners. Their thoughts, desires and perspectives are going to change the way the industry conducts itself – like it or not.

The real estate industry is facing a large, escalating change in customer demographics. The Internet is maturing and the door is opening for entry into the industry by newer business models that are heavily focused on fulfilling consumer needs rather than just completing a sales transaction. In 2005, 40% of homebuyers were first time buyers and 50% of them were between the ages of 25 and 34 (Gen X and Echo Boomers). Even more telling – 38% of all homebuyers in that period were under the age of 35.

According to numerous studies undertaken by NAR and the California Association of Realtors® (CAR), approximately 70% of all homebuyers start their search on the Internet. In 2003 the percentage of Internet Buyers and Traditional Buyers was equal. In 2000 Internet buyers represented only 30%.

These new savvy online consumers are looking to the Internet as a tool to fulfill their home buying experience. What they use the Internet for and the extent and quality of service available are starting to shape the real estate process. “Home buyers and sellers are a generational melting pot and understanding each generation will soon become paramount for all brokers and agents,” Swanepoel says. “It is quickly becoming a necessity for agents to become a generational expert in order to effectively serve all their home buying and selling customers.”

Learning to work effectively with each different generation is as much about improving one’s personal skill set as it is re-engineering the real estate professional. That said, according to Tom Stevens, immediate past president of NAR, the next generation of homeowners is already beginning to exert its influence on the housing market so there is no time to lose.

Between 2001 and 2005, NAR reported that the number of first time homebuyers under the age of 25 increased from 11% to14%. When you increase that age to 35 the percentage jumps to 64%. Add to that the fact that the median age of buyers who used the Internet to search for homes in 2005 was 38 and the picture becomes very clear. In 2005, 40% were Generation X and 39% were Echo Boomers … that’s 8 out of every 10 new homebuyers.

Gen X and the Echo Boomers represent the push for newer approaches and processes that are integrated into the “technology” platforms they are not only familiar with but the very ones they helped develop. Companies like Edina and others that are re-engineering their businesses to understand, market to and focus on this growing younger market are smart and wise.

Real Estate in Wa – a Home Buyers Guide to Successful Purchasing

With the booming property market in WA and the basic price of a home reaching around $350,000 home buyers are finding that purchasing a home is almost out of reach for those in the low to middle income bracket and especially first home buyers. Entering into the property market has never been more important than in recent years to build equity and realize the ‘Aussie dream’ of owning your own home. If you are in the position of buying a house in WA then there are some important steps to follow for successful home buying.

Firstly get yourself a pre-approved home loan before looking at properties. This will give you an advantage over other home buyers that may be interested in the same property as you plus you will have more negotiating power. Shop around to find the best interest rates and a loan type that suits your circumstances. Make sure that the properties you are looking at are affordable in comparison to your income, monthly expenses, loan repayments and any future increases in interest rates. As a general guide, loan repayments should not exceed 36% of your gross monthly income. Lenders will want you to provide evidence of your income, savings and deposit history to secure a home loan.

Identify the search parameters of the type of house you are looking for including the number of bedrooms, bathrooms, living areas, outdoor entertaining, size of the block, whether you need a carport or garage, a new or older style home? Ask yourself what your favorite suburbs are and which locations actually fit into your buying budget. Do they have the local facilities that you need such as medical, banking, shops, trades and services, restaurants, video stores, post office and schools? Once you have worked out the type of house you are looking for and the location, then research the papers and internet for listing prices and the prices properties in those areas have recently sold for.

Negotiating a Sale Price

When you have found the ideal home for your needs then with the help of a buyer agent, or if you are dealing directly with the sellers agent you will need to decide on a starting offer. Compare recent home sales in the same area to the sale price of this home and its specifications, a reasonable first bid offer can be 5 to 8% lower than the listed price. You can negotiate the sale price with the seller from there, if any repairs need to be done to the home then factor this into the sale price.

Once the sale price has been agreed upon by both parties then a settlement date needs to be set, usually 45 to 60 days from the contract signing date. Make sure that your offer is subject to finance being successfully obtained and a house inspection report being completed prior to settlement. Thus if any significant construction or pest issues are discovered the sale can be re-negotiated and repairs made, or the offer to purchase rescinded. A deposit of 1 to 10% of the purchase price is usually required at the time of signing the contract and is paid to the agent to be held in trust until the property is settled.

Buying Tips

• Insist on a pest and building inspection being carried out prior to settlement

• Check and more importantly ask if there are any illegal building additions that have been made to the property ie. completed without local council approval.

• Also ask if the property has any restrictions or covenants.

• Identify all the costs associated with buying the home including stamp duty, settlement agents fees, legal fees, loan application fees, council rates, water rates, title transfer fees, building inspection costs, removalist fees, re-connection costs of utilities and add these costs into your budget.

• Include a settlement inspection in your purchase contract list of inclusions to be carried out 1 to 2 days prior to settlement. This way you can ensure the property is in the same condition as when you viewed it at contract signing. If any repairs need doing then confirm this in writing with the seller.

• Make sure that everything discussed and agreed to with the seller and their agent is put in writing, citing all purchase conditions and inclusions on the contract of sale.

Buying a home is a big investment emotionally and financially, being prepared throughout the purchasing process will help you avoid many common pitfalls that unwary buyers face.

Role Of Real Estate Agent In Vacation And Second Home Markets

Second home sales have been increasing over the last few years with more people becoming second home owners. In 2005 alone, 40 percent of the homes sold were second homes. Demographics, all time low mortgage rates, and healthy rise in home prices have contributed to this development in the second home market. Besides these, a major factor that has helped augment the buying and selling of second homes is the real estate professional.

The National Association of Realtors conducted research on the profile of second-home owners in 2006. According to the NAR report entitled ‘2006 Profile of Second-Home Owners’, a majority of second home sales transactions are conducted using the services of real estate agents.

The statistics are remarkable; 64 % of vacation home buyers purchased their home using the services of a real estate agent by the end of 2005 – a marked increase from less than 50 % of vacation-home buyers in 2003. Also, 65 % of investment-home buyers purchased their home with the help of a real estate agent – an increase from 53 % of pre-2003. In comparison, only 14 % of vacation-home buyers and 7 % of investment-home buyers purchased directly from builders from 2003 to 2005.

The growing role of the real estate professional is evident from the following figures:

1. Of vacation home sales made, 71 % of them were second homes and 74 % of the sales were made using the services of a real estate agent.

2. Of the investment properties sold, 85 % of them were previously owned and 62 % of the sales were made using the services of a real estate agent.

The use of real estate agents in second home sales transactions varied according to the home’ location.

1. Buyers used a real estate agent more frequently while purchasing a vacation home located in a suburb/subdivision (56 %) or a rural area (57 %) than for homes in other locations.

2. About 66 % of buyers who purchased an investment property in an urban/central city area or in a suburb/subdivision, used the services of a real estate agent more frequently than those who purchased a home in other locations.

Real estate professionals continue to be the first source of information to second-home buyers (38 % of vacation-home buyers and 34 % of investment-home buyers). The real estate professional also plays a major role when second-home owners plan to buy additional properties. If you are thinking of buying a second home or vacation home, seek out the services of a real estate agent to guide you through your next home purchase.

1. The percentage of second home owners who are more likely to use a real estate agent in their next home purchase is quite high. Among vacation-home owners it is 79 % and investment-home owners 73 %.

2. Among second home owners, 65 % of vacation-home owners and 64% of investment-property owners are more likely to use a real estate agent in their next home sales.

Given these statistics, it is no wonder that the real estate agent plays a pivotal role in helping people buy and sell second homes. So whether you are a second-home buyer or seller, enlist the services of an agent for a smooth, hassle free real estate transaction.

Failing Banks? What It Means For The First Time Home Buyer

It is the opinion of many people that the government, despite what the President may say, will in fact bail out mortgage high players Fannie Mae and Freddie Mac. For these companies to fold would be detrimental to the economy. But what exactly are Fannie Mae and Freddie Mac and what do they do? Simply put, a home buyer achieves a mortgage from a lending institute and Fannie Mae or Freddie Mac purchase the mortgage to then resell it again to investors. They receive money from the sale to the first lender to continue lending.


In the last decade Freddie Mac handled nearly $164 billion in New York mortgages alone; serving over 1,325,000 families. If Freddie Mac and Fannie Mae have serious financial problems then credit will tighten and it will become increasingly difficult for any consumer to get a mortgage; but particularly for the first time home buyer. At this point it is speculated that these companies will not need to borrow money from federal reserves, the government or the treasury; however, the government has stated that if they do need it they can come for it. With the potential for government bailouts confidence is building.


When push comes to shove, impact from national news or news on a local level does not change the rules in applying for a first mortgage; make sure you have your finances in order before shopping for a home, make sure your credit is in line and be aware of your credit score. The first time home buyer needs to educate themselves more than ever as lenders begin to tighten their belts. Knowing what your credit score is, how to increase that score and look favorable to the lenders will increase your chances of obtaining a mortgage regardless of what is happening in the financial world; these are basic rules.


Before a lender will grant a loan for a home he will first run a credit report on the buyer to help them get a picture of the buyer’s ability to pay the loan. You Need To Know Your Rights As A Home Buyer

Sadly, dishonest activity exists in the marketplace. The good news is that the federal government has passed laws that protect home buyers from the negative affects of these unscrupulous activities. As a home buyer, there are certain rights granted to you as you search and apply for a mortgage loan for your home. Being aware of the rights helps protect you.


Borrowers Rights

As a borrower, and a home buyer, there are several rights granted to you by both the Consumer Credit Protection Act and the Fair Credit Billing Act. Both of these are legislation passed by the United States Congress.


You have the right as a home buyer:

- To shop for around for the best loan among different mortgage lenders and brokers.

- To be informed of your loans total costs. This includes interest rates, points, and other fees assessed by a lender or broker.

- To be informed of any fees that will not be refunded to you in the event that you cancel the loan agreement.

- To know the reason for denial if your loan is turned down.

- To receive a free copy of the credit report that was used in denial of your loan. The lender should give you information about obtaining this credit report.

- To have income from child support, alimony, and pension considered in qualification for a loan.

- To ask questions about anything you do not understand about loan charges and terms.

- To know what you and the lender are paying the mortgage broker for a loan.

- To be considered for a loan regardless of age (unless under the legal age to sign a contract), gender, marital status, race, color, religion, and national origin.

- To receive an appraisal report for the home.


RESPA

The Real Estate Settlement Procedures Acts, administered by the Department of Housing and Urban Development, prevents mortgage lenders and brokers from charging certain types of fees.


Lenders are required, by the RESPA to disclose certain information to you pertaining to your application for a mortgage. You, as a home buyer, must receive a Good Faith Estimate from the lender or mortgage broker. The Good Faith Estimate, or GFE, details an estimate of fees that you will be charged for your mortgage. The lender must also provide you with a Mortgage Servicing Disclosure Statement if the loan is to be serviced by or transferred to another lender.


Finally, the Special Information Booklet, containing information about real estate settlement services, must be given to you as a home buyer. These documents should be given to you within three days after your application has been received. In the event that your application is denied within three days, the lender does not have to provide with the documents.


These laws have been put into place to protect you, as a home buyer, from scams, discrimination, excessive fees, and other malicious business practices. Educating yourself to the rights you have as a home buyer brings you one step closer to obtaining a home loan. Present yourself to mortgage lenders and brokers as a home buyer that is aware of the rights provided by the law.

If you satisfy all the first home buyer criteria and conditions, there are two ways you can apply for your first home owner grant. If you apply for your first home owner grant via your bank, you’re likely to receive the grant at settlement, so on the day you officially become a home owner. If you apply for the grant directly with the state revenue office, the grant is not likely to come through until after the settlement. The best way is to keep in regular contact with the lending manager of your chosen bank.
